With so many property transactions starting online, is there an advantage to farming for real-estate listings? Every day I hear agents protest about farming : If they mail, they aren’t getting any replies or it’s too costly. If they try private contact, no one is home, people don’t talk with strangers, or calling your farm is most unlikely thanks to the “Do Not Call” registry. So we’re on the same page, let me give you a fast definition of real estate investor leads. Your farm is a particular geographic area or niche that you contact monthly. Usually a farm is an area near where you live or work and you know it extremely well. You know the floor plans, the strengths and weaknesses of the homes, what comforts are in the area, the highschool districts, and the like. Or you may specialise in a property type : luxury homes, condos, holiday homes, town homes, vacant lots, or farms. Personally, I suspect farming could be a great way to build a prospecting list and attract incentivized sellers if you do it properly. No one likes picking up the phone and making a hundred cold calls a day. No one spending an afternoon knocking on doors only to get denied repeatedly. “No thanks. We’re not looking to sell shortly.
